Land Surveying and Topographic Surveying are generally the same thing, it is a survey of the topography of land. The output is a CAD drawing/map that provides detailed information about both the natural and man-made features of your property. This includes the shape and elevation of the land, alongside any walls, fences, water courses, infrastructure, adjacent buildings, and trees. Additionally, Land Surveys can include as-built surveys and boundary surveys, which are essential for construction setting out.
Setting out involves transferring lines and points from construction plans onto the physical ground, which may include architectural or engineering plans for building layouts, structures, roads, utilities, and more. An example of construction setting out would be putting in pegs to indicate the centre of foundations on a new construction or establishing the line of a Land Registry Boundary. A Measured Building Survey is a detailed measurement and drawing of the interior layout of an existing building, showing the arrangement of rooms, walls, doors, windows, and sometimes fixed features like stairs or built-in furniture. Often utilized for architectural purposes, it aids in the design of extensions or room layout overhauls. Additionally, it can complement boundary surveys and topographic surveys, ensuring precise construction setting out.

In relation to this, a Map of First Registration is prepared to submit to the Land Registry via a solicitor to register a new plot of land. This process is commonly associated with subdivision of land, particularly in the case of inheritance or new housing developments. Here, topographic surveys help ensure that a new Folio accurately represents property boundaries as they exist on the ground, while construction setting out is essential for determining the precise location of structures on the newly registered land.

Land Surveying is the process of measuring and mapping out a piece of land. It is the digital creation of a map that shows features of a parcel of Land and is an activity using technical equipment to measure physical terrain. When we say Land Survey we often mean Topo or Topographic Survey.
Land Surveyors use specialised tools such as a Total Station and GPS to make accurate measurements of the shape, size and location of land. They determine the location of natural and man made features such as trees, buildings, roads, water courses and built infrastructure.
A Land (or Topographic) survey is used for a variety of purposes, such as for planning and development for new construction, or determining property boundaries.

We generally work to a quotation based on information provided by you, with clarifications sought if needed. Every site is unique and requires careful consideration of all the factors such type of site, density of information needed, location and access arrangements, size and terrain, and type of survey.
Useful information you can provide:
A Topographical Site survey is quoted on estimated time taken along with preparation with drawings on CAD. Most Surveys carried out by AA Land Survey are one day on site and one day preparing drawings in the office.
Setting out quotations are based on office time for preparing the drawings, a subsequent site visit and amount of points required.
A Measured Building Survey quotation is calculated based on square metres for the floorplan, a set price for elevations, a section, and a topographical survey of the site and is dependent on size and densification of features.
For all clients a Letter of Engagement is sent out.

The services we provide are often referred by or commissioned via another consultant, be they Architect, Planning Consultant, Architectural Technician or Solicitor.
However our invoice is usually sent directly to the end user.
Occasionally our fee will be paid by the consultant and will form part of their fee arrangement with you. We will discuss this with you or your consultant when we are commissioned for a survey. The final invoice payer will then be liable for our fee and the signatory on our Letter of Engagement.

Our letter of engagement is to be signed by one person who represents the committee/group and they are responsible for the fee being settled.
